The Property Acquisitions Manager will be responsible for the acquisition of rental units for use of the resort rental program and for maintaining relationships between Home & Villa property owners and the Resort.

* Request For Waivers and other forms of contact for new or change of ownership contacts; follow up
* Review Hilton Head MLS website weekly to be proactive in providing rental projections/evaluations to listing agents – visit properties through Lock Box key
* Provide rental projections and evaluations as requested by RE and owners
* Perform annual evaluations on all properties and provide to Property Managers
* Negotiate contracts for both new and change of owners/complete appropriate paperwork and submit
* Discussions with owners who have indicated they may leave the program-work with Owner Services Manager to keep on program if possible
* Attend Sea Pines Realtor Sales meetings monthly – report on State of the Resort
* Perform Inspections as directed by Owner Services Manager – typically tournament and summer
* Prepare reports on a weekly basis and as requested
* Real Estate contacts and at least 5 years in industry
* Real Estate License Preferred with Lock Box capabilities
* nights and weekends as needed for meetings/phone discussions

The decision-making must ensure good owner service while seeking to maximize resort sales revenue. Considerable costs (refunds, rebates, etc.) may occur if guests are displeased with their accommodations, and owners may leave the rental management program if they are displeased with their revenue. Increased resort revenues from adding/maintaining higher-quality properties can result from high levels of performance in the job. Effective budgetary practices, efficient office operations, and good cost control can prevent unnecessary expenses.

Ability to read, analyze, and interpret documents such as general business periodicals, professional journals, technical procedures, sales forecasts, Lodging reports, operating instructions, and procedure manuals. Must have strong verbal and written communication skills with ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from owners, guests, vendors, real estate agents and co-workers. Must be able to effectively communicate company policy and procedures (verbally and in writing) to owners, guests, vendors, real estate agents and co-workers.

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages and to apply them as needed on the job. Ability to analyze trends and apply concepts such
as algebra and trend analysis to practical situations involving forecasts, owner satisfaction, and revenue projection.

Must be responsible and able to react quickly and effectively in handling requests in a courteous, friendly, and efficient manner.

Ability to interact effectively directly and by telephone with owners of diverse ages, backgrounds, and interests. Must have excellent communications and customer-service skills and be capable of handling effectively difficult owners and their complaints. Good listening skills are needed to facilitate problem solving. Must be responsible and have the leadership ability to lead a team to higher performance. Day to day dealings with other departments and sharing of information are critical for success.

The noise level in the work environment is usually quiet. Physical demands are those for an office environment with high levels of telephone usage and computer keyboarding. At times, stress can build from time limitations, owner and realtor demands, and heavy telephone usage.


Bachelor's degree preferred but not essential. Minimum of High school diploma (or general education degree) and minimum of one year related supervisory experience. Strong technical skills, knowledge of resort computer system, and communications/customer service skills critical. Good computer skills with ability to use computer-based reservations systems to make reservations, run reports, and respond to property inquiries (occupancy, rental rates, etc.). Strong organizational skills needed. Knowledge of company procedures and policies and knowledge of other related company departments needed. Good secretarial skills including typing needed. Accounting/finance training/experience helpful. Real Estate license desirable.

Required: Valid Driver’s license

Preferred: S.C. Real Estate License
